Know Your Costs

We suggest not writing the check and also knowing your costs.

When you are planning a project or just investigating the needs of your ministries and congregation, you need to have clarity about cost. I could spend a month telling you about churches that have jumped into the project with no real data on the “True Cost” of a new project. If you are growing, the sanctuary is getting tight, there are no parking spots left and people are shoulder to shoulder in the lobby after service, your natural reaction is to investigate a larger space.

A church that does not know their design and construction options will hire an architect to program and design a new facility with no thought to the knowledge and experience of the group that will be building the actual facility. This happens all the time all over the country when churches design a facility first, and then send it to several general contractors to bid after the design is complete. A high percentage of these situations end in a project price that stalls or stops the project all together.

This very problem is why we use the proven process of design build. Design build process assures a solid planning phase that includes all the design and constructions professionals, with all the costs associated with their services. Don’t Write The Check

Having been in the church building, construction, and consulting business for over 20 years we have seen it all in terms of finance and construction costs.  As guardians of your project we say, do not write that check.

Why?

Because churches do not always get the best deal. Knowing this and other pitfalls when building a church building we suggest, only spending the money that absolutely needs to be spent now. By doing this, costs can better be kept in check and kept to the agreed upon budget set by the church building committee.

Sticking to the budget, keeping construction on time, and answering questions from church members are all things Eden Religious Facilities team members do daily while managing church construction or remodeling projects.

Winter and Church Construction

Winter is approaching (many cities got snow this past weekend!) and as colder weather arrives it is important to plan accordingly for church construction projects continuing into this new season.  This is specifically important for areas where winter weather is below freezing, as schedule and cost can be adversely affected.

The first concern is the frozen ground.  In general, foundations and slabs need to be poured on UN-frozen soil. As such, if the soil is frozen, it has to be thawed (which invariably generates a lot of “excess” water (mud)).

There is a significant advantage to get foundations in BEFORE the ground freezes. Frost line (the depth to which the ground will freeze) varies by location.   As an example, the frost line in Indianapolis is approximately 30″ deep.

If foundations are installed prior to frozen ground, much construction can occur during the winter months, albeit typically in a less efficient manner.

The other potentially significant cost to building during the winter months is temporary heat:

1) to “tent” an area in which to work (masonry walls is a typical example), or

2) to heat the inside of an enclosed building such that work can carry on inside the building irrespective of weather outside.

Outside construction is always curtailed to some extent.  Some phases such as asphalt, site concrete, and landscaping must wait for STEADY, higher “spring” temperatures.

It is not impossible to build during the winter months in inclement weather, but it requires an additional level of scheduling and sequencing which the team at Eden Religious Facilities knows and understands.  We oversee that for you as the guardians for your church building project.

Safety Is Important

Safety is important.  Safety is a main focus for the team at Eden Religious Facilities, and this is seen in the high level of training all employees go through.  Knowing how to practice proper first aid, CPR, and knowing about fall protection is vital for team members to understand when they are building a church building.  Things can become dangerous quickly and having the experience to take care of things in proper ways can save a life.

Storm Water In Projects

Every church building project has storm water.  It is inevitable but can be managed effectively.  Overseeing storm water, where it goes, and the types of products needed to manage the excess water can be a large portion of the church design and church construction process.  Watching the costs included in the management of storm water is something Eden Religious Facilities will do to make sure the maximum benefit is offered to the owner in both products and price.  Being the guardian of your project is our promise. The Story of Altus First Christian Church

As a church builder, Eden Religious Facilities is well aware of the significance of our projects to the communities we work within. This is illustrated in this riveting story about the journey of First Christian Church in Altus, Oklahoma.

On June 19, 2008 a lighting strike ignited a fire to the then home of the Altus First Christian Church. On this early Thursday summer morning, a handful of the members stood across the street from their church building of 60 years, and watched it burn to the ground despite the valiant efforts of the local firefighters. What seemed to be the most unfortunate of events at the time, led to a series of blessings culminating into all the factors being present to build a new church building on a freshly purchased land.

We are happy to share this series of photographs with you. As the saying goes “a picture is worth a thousand words”.

Wood, Concrete or Steel: Church Construction Materials

No church building project is the same.  Whether the project is a new build or an addition/remodel to an existing building, different materials will be used according to the cost and structural needs of the project.  Wood, concrete, or steel are often the choices we decide between as each have different cost ramifications as well as uses.

Because it continues to move, wood has height and weight ramifications and beyond 60-foot tresses, steel will be used as the material of choice.  Eden Religious Facilities works with the team we create with the structural engineer and the design team alongside you to review the costs and the specific look for a project.  This is another reason why a team is important in the construction of a church facility.  All of these things matter when designing and planning a church building and deciding between wood, steel, or concrete is one of them.

Project Delivery Methods

There are always many different ways to approach a project and to solve a problem.  There are three specific methods to design and organize a church construction project that Eden Religious Facilities uses to bring a project from concept to completion.

One of the three methods is design, bid, build which is a more traditional method where a church hires an architect to complete drawings.  This process doesn’t allow the construction industry much input if any at all in this design process.  This can be nerve-wracking for a church on bid day to hope the contractor’s bid fits their budget.

Another method is construction management where at the beginning both the architect and the project contractor are brought together in the initial planning phases.  This allows for input from both parties in the process of designing and planning a church building although there is still a bid day.  Construction management is a type of project delivery Eden Religious Facilities prefers as well as design build which is the third method of project delivery.

Design build allows the power of a team to truly work together to complete the design, planning, and building process for a church facility.  The architect, the entire design team, and the contractor are all on one team together to design, plan and build the church facility from the get go.  This one team working together from the start allows for multiple viewpoints to be shared in this important church building project process early on to later to mesh effectively in a well-designed and on budget church facility.
